Room Boundary Lines Built Into Room Option

Just like the title says, it would be fantastic to have an option for Room/Area Boundary Lines to be self-defining for Areas and Rooms in space Planning.

 

Bare with me here:

 

Everyone has had several moments with the error of "Multiple Rooms contained within the same region", especially early on in conceptual stages when a wall needs to be shifted, moved or replaced. 

 

It would be fantastic to be able to Double Click a room and have a line interface like Floors, Ceilings and Roofs open for us to draw the boundary of the room. It would still be a room boundary, to where if another room does not have a line built into it, then it can use the adjacent rooms' boundary as a bounding element, however, then would allow you to be able to grab and move one element in spacial plan: the room or area, rather than 5+ elements: the room/area + the boundary lines or walls. Then, when walls, floors and ceilings have been defined, a "Reset Boundaries" button would allow the rooms to be bound by those elements. Vice Versa, if edits need to be made and a wall or other bounding element needs to be removed temporarily, then a "Create Boundaries by Bounding Elements" button would be great to avoid having multiple rooms within an area.

 

Also, I noticed on the roadmap potential for 3D Rooms. To have this feature on those would be fantastic as then not only would you be able to select rooms in 3D (currently they are only selectable when cut through), but you could use it for a very quick and data rich conceptual design alternative to massing with actual room data that then simply transfers to the construction bounding elements and drawings.

 

Pair 3D Rooms with Self-Defining Boundaries and Revit 2026's feature to Create Walls by Room, and now you have another great step from conception to construction. Then, for finish floors and more accurate ceiling takeoffs, the various plug-ins for Creating Floors/Ceilings by Rooms could be used. I am sure those plug-ins will eventually become standard Revit Tools though.

 

Lastly, and this might just be me, but adding rooms to Design Options is difficult because the easiest way to add geometry to a design option is to go to a 3D view. Now you get multiple design option errors regarding rooms not being added to design options and have to go to Floorplan Views where the view range is cutting through the rooms to add them one level at a time. 3D Rooms with self-defining boundaries until the user is ready to have them defined by model elements would fix this and be a huge quality of life feature!

I think what you're looking for already exists in a different class of software, focused on "conceptual design" such as Autodesk Forma, Hypar, Snaptrude, or even TestFit.

 

Some of these even have an interoperability connection with Revit.

@Basam.Yousif, thank you for your reply! That's not what I am looking for though. Conceptual design is merely an example of a use case for 3D Rooms with their own boundaries. I am looking for 3D Rooms as Geometry with the ability for Defining Boundaries within the object built in as an option within the Revit Product itself.

 

Other Benefits:

  • Visual Clash Detection (most programs already have automated clash detection by converting the Rooms to 3D geometry through their own programs. Need built into Revit.)
  • Conceptual, Schematic, Programming and Final Design workflow for Architecture
  • Ability to treat Rooms/Areas/Spaces as an Object, rather than Dependent Space. 
  • Isometric Diagrams for MEP product by Rooms/Spaces
  • Simplification of Standalone/Openspace "Rooms/Areas" (Outdoor Areas like Porches, Eating Areas, Parks, Patios). This would further site design workflows which was a big focus of Revit 2026 as well.

 

That's just a few I can think of off the top of my head, and I am sure others have more use cases. Yes, Boundaries can always be used, but they are unpredictable and almost always hidden because they are technically 3D Lines, but not 3D Lines. They do not have the ability to change workplanes either, unlike traditional 3D lines (even though they are categorized under lines), so they tend to just be hidden because if not placed correctly the first time, then they make 3D views look unfinished. (Think porches, patios--things that tend to be drawn in the same view as a Floor Level, but offset, resulting in floating room boundary lines).

 

Like the post said, to be able to Double Click or have an Edit Boundary option on Rooms/Areas/Spaces just like we already have for Floors, Ceilings and Roofs would be amazing. It sounds like the 3D portion is already on the Horizon.

This is actually a brilliant suggestion — and I think many of us who work in space planning and early-stage design have felt the same pain point!

The current workflow for room boundaries in Revit is indeed restrictive. Rooms depend entirely on model or boundary elements (walls, lines, floors, etc.), which makes quick conceptual adjustments frustrating — especially when walls are deleted, shifted, or replaced. The “Multiple Rooms in the same region” error is a perfect example of how fragile that relationship can be.

Your idea of a “self-defining room boundary” that opens a sketch interface (similar to Floors, Roofs, or Ceilings) would solve several issues:

  • It would let designers manipulate spatial configurations without being constrained by wall geometry.

  • It could simplify design option workflows — right now, as you pointed out, placing Rooms in Design Options is cumbersome.

  • And with 3D Rooms on the roadmap, this feature would make those far more usable and data-driven for conceptual design.

I also like the “Reset Boundaries” and “Create Boundaries by Elements” idea — that’s a smart way to maintain consistency between conceptual and construction phases.

From a BIM workflow perspective, it would bridge a long-standing gap between Mass Modeling, Room Data, and Constructible Geometry, enabling a much smoother transition from space planning to documentation.

Hopefully, the Revit Product Team takes this into account — it’s exactly the type of usability improvement that would make Rooms a lot more powerful for real-world design iteration.
