We have this issue in some projects : there is some penthouse in our project on 2 different levels, and we use area plan because we need the rentable area.
there is actually no way to combine both area in one. i founded a trick with schedule manipulation, but is prone to warnings.
I understand that area plan are used mainly for BOMA concern, but that could be extended for rentable multilevel units.
