Revit Area Types do not extend boundaries as expected

Hi,

The Revit documentation states the following about how "Store Area" behaves:

Store Area
Store Area	Major Vertical Penetration, Floor	Area Boundary measured from the wall face bordering the Store area.
Store Area	Exterior	Area Boundary measured from the wall face bordering the Exterior area.
Store Area	Building Common Area, Office, Store	Area Boundary measured from the wall centerline.

Which is inconsistent with what I am getting in Revit 2021.1.3:

You can see that "Exterior area" is pushing the boundary to the face of "Store Area". This is the opposite of what it should be doing. The meeting between "Store Area" and "Major Vertical Penetration" is working as expected.

Am I doing something wrong or is this a bug? Thanks for any help!

try to check your area and volume computation setting and see if helps. thanks

Those don't fix the issue unfortunately. They deal with other things related to rooms and volume for areas. They don't change the area type rules.

My opinion: for this topic, don't simply follow what Revit documentation says or what the software does. I don't know if you are doing this to create a colored plan for presentation purposes or if you are doing a life safety plan. If it is for life safety, creating the areas correctly is a critical task to obtain permit from local building officials. For example, if you're going to create a life safety plan, begin by creating an area plan, then answer no to this question: "Automatically create area boundary lines associated with  exterior walls". Then, click on Area Boundary, then uncheck "Apply Area Rules". Then do the area boundaries yourself very carefully as per codes, and considering how building officials will check occupancy of your building. Depending on the type of occupancy, some areas should go to the outside of the wall, and some others go to the inside of the wall (gross vs net). So, in summary, do it yourself, don't let the software do it because it will probably be wrong, as you are seeing.

For Rentable Area calculations, Exterior Area extending to the inside faces of the exterior walls makes sense because your tenants would not be required to pay for the exterior wall footprint area.  So what shows in your model is correct, but the document is wrong.
