Regions with transparent background?

Hi, I am trying to hatch over the house next door so that it looks a bit greyed out on the planning application, but when I do so, the hatch background is white rather than opaque, so it blocks out all the detail of the house, which I still want to see. I would also like to change the spacing of the lines and possibly change the lines to grey, and maybe have a slight grey on the transparent background, but still be able to see the windows and door etc. Please see my images. The first image shows the region highlighted - when highlighted it is transparent, but when I click off it (2nd image) it goes opaque. Where are the settings for the regions please?   Thanks

Filled regions have a Type Parameter for Masking.

Which version of Revit are you in?

Thanks, I didn't know about that masking button! yes that works, but I can't get the grey background to work like you have - I changed my background to magenta but its completely transparent:

Background Fill pattern > Solid fill!!

You need a Fill.  Use Solid for the Magenta.
