Base Point in block different in model space than in Block Editor

Can anyone explain why the base point and "Position 1" grip for this block is fine in model space, but way out of whack in model space? Thank you in advance!

Without seeing the file we'd just be guessing at the cause.  Please upload the file/block.

You have a basepoint parameter in your block and it's not at the point move parameter. See the image below

Hi,

Why is the grip misplaced?
Because the move/stretch/flip actions don't include the basepoint.
This means if someone moves and flips the textbox around, eventually the end point will end up somewhere out of 'bounds'.

You can rightclick reset block to bring it back to its original state.
Better would be to 'fix' the block.
