Sharing Revit Files

How can I share a Revit file and make sure that the person/company that will receive it wont be able to download families or alter the project

It's not possible if you send a Revit file. Don't send a file to someone you haven't defined that relationship contractually with first. Alternatively you can give them access to navigate a model via BIM360/Autodesk Construction Cloud, Export to a Navisworks format or IFC. The exports will provide a model they can view but won't be native Revit elements.
