Area calculation problems

Hello!

I am confused about why I receive two different area (m2) in my model for 1 room?! The room tag area in the Area view is different with Rentable Area in schedules?! I don't understand why. Can you please guide me? Model is Here!

Looks like the Area accounts for the window sills per Rentable rule.
