There is other programs out there for creating building

but if you wanna use maya for this part

with insert edge loop make your door and windows shapes

then delete what’s inside the shape > after that

(just one way)

There are lots of ways to do anything in maya.

Welcome to the headaches.

I prefer to make my box for the building/house/room/whatever, then create other boxes or cyls to use as cutters.

If you want to cut multiple holes at once, select all your cutters, then go to edit mesh/combine. Then take your new surface and edit/delete by type/history.

Now select your main object, select your cutter(s), and go to Mesh/Boolean/Difference. You will get some extra lines that you may not like that lead to corners that you have cut into the building. You will need at least one of these per surface.

delete by type history when you're done.

As for texturing and lighting, those are way bigger topics. There are entire boards dedicated to them. Finish building your structure, then get to them.

Hope that helped.

a cutter is just a shape that you make: cube, cyl, whatever. You make it the size and shape you want, move it where you want the hole to be (roughly), and that's it.

Select the object you want cut, select the object you want to cut with, mesh/boolean/difference.

You may have some extra faces, but that's easy to take care of.

Alternatively, you can use the cut faces tool, cut some lines into the room you're building, select the door/window face you've just cut, delete it/them, and move the vertex points if needed.
