About dividing a model into objects properly

Hi everyone,
I'm modeling this castle made of grounds, walls, houses ...
I would like to know the better way to divide it into objects.
Should we think about it in matter of material ?
For example, the roofs do have the same material, the walls the same material ...
I'll use Substance Designer to make the materials and then export the model into UE4.
