Help with Dyanimc Block Stretch points

i am often laying a structure over blueprints. I would like to create a dynamic block that can be stretched for different size windows, but i am struggling to understand the stretch points
i merge everything to one block, modify it to become a dynamic block. Indicated the points i want to stretch, set 1 grab point, set the corner. But im not familiar with the proper ways to set points i guess
at times only one half the structure will move, other times the parts i want to move will move, but the hatch feature wont. I am trying to create the block so that i can stretch it based on the two white lines that going straight up based the main rectangle
I am trying to overlay this structure over blueprints. The longer points on the sides are anchors that i would overlay into material. The lines going straight out from the structure help me place it on the corners of door/window frames. I would like the panel to stretch with the red area.
bonus point if you can tell me how to keep an arrow and annotation centered on the panel
