DYNAMIC ELEVATION STEP DOWN.

Hello, im in need of some help on this dynamic block. After trial and error i still cannot get it to do what i want. im trying to make a step down marker for places like doors and elevator pits etc. i have the block mostly done the way i want but the text is giving me issues.

Block summary: step down that stretches from 3" down to 12" (for now).attribute that i can edit to show elevation change for example -4". rotate the whole thing with 45 degree intervals for different sides of the house. keep text attached to line that represents floor being stepped down to and rotate it with the whole thing all while keeping the text at up and down direction. if that makes sense. see what i have so far. thanks

***UPDATE: I GOT THIS FAR. CAN ANYONE MAKE IT BETTER??

Please use the command "REGEN" to update the value in the attribute automatically.
