Center text grip not centered properly

I'm trying to fix a block, but I have the same issue when I just try to create single line text outside of the block. The text is centered in each "cell", but when I choose any center alignment option, the center grip is not centered in the text, making the alignment off center. If I change the font, the center grip changes position, but I need to use Arial. I have tried all of the suggestions I could find including ATTSYNC, but the only thing that works so far is TXT2MTXT. I could go through and change them all to mtext, but I still don't have a fix for the attributes. Does anyone know why this is happening? I'm using AutoCAD LT 2021 and operating on Windows 10 Pro.

Attaching a block. I dragged it into a new drawing, so some of the text converted to standard, but you can see the difference.

Yeah it's a bit of a weird one. The top alignments from "LEFT" to "FIT" assume that you want the grip to be immediately under the text.

The ones with "Top", "Middle" and "Bottom" in front of them are respectively at the top, middle and bottom of the text.

You need to change all your alignments from "CENTER" to "MIDDLE CENTER"

Sorry, I do have them all at middle center on the original block, but it's the same issue.

I found a solution to this issue. The solution doesn't explain the cause, but it solves it.

Select the MText that you are having issues with and "EXPLODE" it, which makes it into TXT. Then select that again and use command "TXT2MTXT" which will turn it back to an MText, and then select it again and "JUSTIFYTEXT" back to whatever center or middle you want to use (MC, ML, MR, TC, BC, etc.). The text should be centered after that.

Thanks for your help. Working backward on this solution, change your original MTEXT Property for "LINE SPACE STYLE" to "AT LEAST" instead of "EXACTLY."
