Transparency not printing as expected

Hi all,

First time posting here and newbie.

Trying to figure something out that has me perplexed.

When trying to print to PDF, I cannot seem to get the output I want with transparency.

I have the original floorplan assigned to a layer and that has transparency set to 90%, while the other layers are set to 0%.

If I disable print transparency, the preview:

Where have I gone astray?

Any ideas or guidance would be highly appreciated.

Have you tried the other built-in AutoCAD PDF pc3 like Dwg To Pdf.pc3?
