Dividing 2D surfaces into rectangles or quads

Hello there,

I am looking to divide a surface or closed polyline into rectangles or quads like in the attached image.

Can this be done automatically in autocad or another autodesk software?

automatically? What parameters or criteria would/could you provide to the program use to determine which rectangles you wish to identify? In your screenshot you have rectangles that can be differently sized/shaped, your rectangles look to be randomly identified...
