Constantly "please wait formatting text" - wondering if its 3D related

Hi there, any help welcomed.

The file is used as a xref and has lately been a task to even open or edit- very frustrated. 

 

Whenever I pan or zoom it is slow lagging or freezes for minutes - "please wait formatting text"

 

Also difficult to open-takes its time

I have tried to recover it twice, I have flattened it. I just am so lost now

Have you tried switching from Wireframe to 2D Wireframe?

Yes it is because of the 3d mode.

You can change your model view to 2d wireframe. 

Other things you can try are:

1. Set QTEXTMODE to 1, it displays all texts as a frame.

2. Change the text style from the Truetext font to a SHX font.
