Serious true Net area vs Revit net area

I ran into argument with city official about net vs gross.

Went back to PC, made out a test of 10'10' F2F room. Revit gave me 102sf net while my wall center to wall center filled region reports 109sf, a huge 7sf different for a 10x10 room.

What do you think of this ?

looks like you room's calculation is made from center wall and not face finishes maybe?

Why argue with a city official?  What was the point the official was making?  Sounds like the official wanted something calculated differently.  Easy fix. Use the city official's method to calculate "net" or "gross" or whatever they want to call it.

None of what you show makes sense.  Net (assuming calculate to finish of walls) should be 100 SF and gross (assuming calculate to center of walls) depends on the thickness of the walls.
