Revit room area problem

Why does Revit shows different area calculation for the same boundary?
In the room area, it shows 73, when I draw the same boundary with a masking region, it shows different result for the area calculation

Room depends on what computation did you set to. If you set at wall finish, it will reduce the value. Try setting it to wall center and see the result. Sadly wall is very limited in what you can control.
