Revit Area Boundaries are not aligned to glass for double-hung windows

Hi,

 

I'm using Revit 2022. BOMA (and Revit) rentable area boundary rules state that if a window's height is taller than half the height of the wall, the area should be taken at the inside face of glass.

 

However, Revit 2022 is not taking area boundaries anywhere near the glass for double-hung windows. It seems to be OK with fixed windows.

Why area Revit area boundaries not working correctly for double-hung windows? I could understand Revit might be confused about which sash to align to, but in the illustrated case the area boundary is way off the glass from either sash.

 

This issue is causing a great deal of unanticipated manual-override cleanup work for a BOMA analysis that should be simple.

The room area calculation rules are linked/connected to the room boundaries (ie: Walls) and not the elements in the insert family. However, the insert family does have influence on this process considering that it controls the behavior of the wall layers.

 

If you are using the Room Area Calculation rules to place the area boundaries and the setting is checked for Wall Finish, the boundary at the Wall inserts (Windows/Doors) will be dependent on the following

  • Wall Wrapping setting (at inserts) - set in the wall type
  • Location of the Ref Plane set as wall closure - in the Window/Door Family

Some families have the Wall closure assigned to a parameter to control where the wrapping stops...Adjusting that will automatically update the area boundary. To have better control over this, switch view to medium or fine display
