Phasing and Wall Parts

I have a existing building that I'm adding onto.  Contractor wants to remove the CMU wall finish at the new room and tooth the existing blocks to the new blocks.  I split the existing wall and then converted the part of the wall to be partly demolished to parts.  Then I selected the air and CMU parts and demolished them after unchecking the phase demolished by original.  Ideally the room should've been enlarged and the new wall would've cleaned up with the remaining parts.  That doesn't happen.  I've tried the wall join tool and this is the best that can occur.  I can't get the wall interior finish to extend to the existing wall's sheathing.  Any ideas?

Doesn't sound like Parts is the way to go in this scenario.  I'd model the Demolished and Replacement Wall Layers as Separate Wall Types.  

...obviously this workflow would mean that the Original Wall Type would need to be edited to remove that Layer being Demo'd/Modeled separately.

wait a minute. Is this about ROOMS? If so, Rooms are Phase-Specific, so how do Rooms come into play in a different Phase of Construction?  You would need to create a new Room. Use Room Separation Lines (not Room-Bounding Walls) if it makes it easier to bound to Room.
