Hi everyone,
I have a very strange thing happening. I have two views with the same view template, EVERYTHING is checked in the template (did this as a test, wasn't originally intended that way). One view has this piece of equipment, the other doesn't show it at all. It wasn't manually hidden.
This project does have additional phases. Chronologically, the view that does not show the objects, was definitely made after the phases were set up, and the one that does show them was possibly made before or after the phases were set up. Was done in quick succession so we aren't sure which really came first. The phase filters are set up identically now, but I don't know if that order causes them to look the same but behave differently.
We already just did a work around, but would really like to figure out the issue so we don't run into this again.

Yes I did that to test it, thinking that it would help me narrow down the issue (as it always has in the past), and to my surprise it didn't. The views are only different with the notes on the sheets and those mechanical equipments not showing on one of them. Please note other mechanical equipment is showing right next to it.
@stanakaWA3XQ There are dozens on ways something could be hidden in view. When colleagues ask me the same question, I have to go into the model to check from a list. It is not always down to the VT. Here is a link to a list https://www.revitforum.org/node/459
Checklist: 33 steps to being able to 'find stuff'
Check to see if:
1. The object or category is temporarily hidden
2. The object or category is hidden in the view
3. The object is being obscured by another element
4. The object's category or subcategory is hidden in the view
5. The object is outside the view's view range
6. The view's far clip depth is not sufficient to show the object
7. The object resides on a work set that is not loaded within the project
8. The object resides on a work set that is not visible in the view
9. The object resides on a work set that is not loaded in a linked file
10. The object resides on a work set that is not visible in a linked file
11. The object resides within a group (detail model) and it has been excluded from the group
12. The object is part of a design option that is not visible in the view
13. The object is part of a linked file that is not visible in the view
14. The object has one or more of its edges overridden to display as '<Invisible lines>'
15. The object is a family and none of its geometry is set to be visible in the view type
16. The object is a family and none of its geometry is set to be visible at the view's detail level
17. The object is set to not be visible at the category's detail level
18. The element has been placed outside the view's crop region (visible extents)
19. The element is an annotation object and does not reside entirely within the annotation crop region
20. The object's phase settings or the view's phase settings prevent the object from displaying in the view
21. The view's discipline is prohibiting the visibility of the object
22. The object is affected by a filter applied to the view
23. The object is subject to an element override, set to background color
24. The object is subject to a category override, set to background color
25. The object style is set to background color
26. The object is constrained to a scope boxes that is not visible in the view
27. The extents of the object itself don't permit it to be seen
28. The object is a mass, and 'Show Mass' is turned off
29. The object's host view has been deleted (area boundaries)
30. The view's scale is prohibiting the object's visibility
31. The object is a linked instance with coordinates too great for Revit to handle
32. The user has incorrectly identified the link instance to which the element belongs
33. The object is in a link that is not in its correct position
If the object was manually hidden in the view then a View Template will not turn it back on. The quickest way to answer is to look at your file.
This list is really helpful for a general case but going through most of them are addressed with having the same template with the template locking the parameter. I will definitely keep this list very handy because I was just looking for something like this, So really appreciate this list.
I have a strong feeling it's item 20. Does the creating more defined phasing after an object is placed cause issues like this?
1. The object or category is temporarily hidden CHECKED THIS
2. The object or category is hidden in the view CHECKED THIS
3. The object is being obscured by another element Floor Plans are wide open4. The object's category or subcategory is hidden in the view 5. The object is outside the view's view range6. The view's far clip depth is not sufficient to show the object7. The object resides on a work set that is not loaded within the project8. The object resides on a work set that is not visible in the view
9. The object resides on a work set that is not loaded in a linked file Not a linked file
10. The object resides on a work set that is not visible in a linked file Not a linked file
11. The object resides within a group (detail model) and it has been excluded from the group Not in a group but didn't think to check something like that thank you
12. The object is part of a design option that is not visible in the view
13. The object is part of a linked file that is not visible in the view Not a linked file
14. The object has one or more of its edges overridden to display as '<Invisible lines>' It is the same object
15. The object is a family and none of its geometry is set to be visible in the view type It is the same object
16. The object is a family and none of its geometry is set to be visible at the view's detail level It is the same object
17. The object is set to not be visible at the category's detail level It is the same object18. The element has been placed outside the view's crop region (visible extents)
19. The element is an annotation object and does not reside entirely within the annotation crop region It is mechanical equipment family
20. The object's phase settings or the view's phase settings prevent the object from displaying in the view THIS IS WHAT I THINK IT IS BUT I DON'T KNOW HOW SINCE THEY SHOW THE SAME PHASE FILTER AND CURRENT PHASE 21. The view's discipline is prohibiting the visibility of the object22. The object is affected by a filter applied to the view
23. The object is subject to an element override, set to background color CHECKED THIS
24. The object is subject to a category override, set to background color CHECKED THIS
25. The object style is set to background color shows on one view
26. The object is constrained to a scope boxes that is not visible in the view scope boxes are the same
27. The extents of the object itself don't permit it to be seen Not sure what this one means can you elaborate?
28. The object is a mass, and 'Show Mass' is turned off Not a mass
29. The object's host view has been deleted (area boundaries) Object still shows on one view30. The view's scale is prohibiting the object's visibility
31. The object is a linked instance with coordinates too great for Revit to handle Not a linked file
32. The user has incorrectly identified the link instance to which the element belongs Not a linked file
33. The object is in a link that is not in its correct position Not a linked file
If you can't share the whole model, wouldn't it have been easier to screenshot a couple of things like
Could save you and other lots of typing and copy pastes ![]()

I figured it out now. We had 2 levels named very similarly (GRADE and Grade) and the equipment that was showing was just peeking over the edge to be visible. Looks like someone accidentally made a new level and it was too high!! When doing the view range check i was assuming they were the same level base. So the plans weren't even the same elevation! Guess that's another to add to the list of 33.
So all that talk of not being view range and it was view range. Sorry everyone!!! Screenshotting everything made me notice, maybe if I did that to start I would have figured it out.
so it wasn't bad to screenshot stuff after all...how much trouble that would have saved you
