materal image not showing in realistic and rendering

Problem:  A material I created is not showing the image in the realistic graphic style and it is also not showing when I render

The process I followed:

-I created a model in place element with a material

-Went into the materials browser

-Duplicated a material

-Copied the material aspects so it doesn't edit the original

-checked "use render appearance"

-Applied a image for the material

This looks like a Revit problem. I would like to move it to Revit forum for here has more experts would be helpful.

@ChrisGamble could you share your model or a test file contains the problematic material ?

I actually already posted the same question in the revit forums and received the solution. I figured this forum was more for rendering but then realized there are less active revit users in this forum so I went ahead and reposted it there.
