Make the Filled Region on a drafting view >> group >> then place the drafting view on the sheet to mask the region/part of the sheet which you need to hide

Masking regions are not allowed in sheets.

You can create a Generic annotation family which has a white filled region and use it instead.

The generic annotation of a solid white filled region method works, but it's not very adaptable.  Is there a template for ADAPTIVE generic annotations? I'd like to be able to pick the 4 points around what I want to mask, and generate the overlay.

Great idea!

I tried creating a legend with a masking region as they can pasted to multiple sheets (if they repeat).
