That's a VERY painful one.
1) Create layers by material. Put objects with the same material on the same layer.
2) Export to .dxf
3) import to Revit .rfa
3) Go to Manage >> Object Styles >> Imported Objects. You will see the layers that you created in 3DS
4) You may find the shaded view looking a little dull. Click on the Material. It will take you to the Material Editor. Start deleting materials one by one (ie delete, then close dialog box - I know it sounds weird) We are trying to locate and isolate the material that came over from 3DS.
5) When you have deleted the material that came over from 3DS, the appearance of the model will change. Undo. Delete all the other materials. Hopefully your Shaded / Realistic views look correct.
A couple of points I would like to mention -
1) At its best, Revit is NOT happy with non-native families. You are better off with content created in Revit.
2) Be very very careful about adding trees to your model. Trees can be real resource hogs and are definitely not the primary concern of a Revit architectural model. They can slow down your model, make it crash, make it take forever to render. So not worth it.
3) For purposes of rendering - render your model to a .jpg, and then Photoshop in trees from a library. So much less of a hassle!
