Does anyone know if floor pattern can have multiple shades as per the attached image. The patten should be model pattern to adjust the layout.

Yes and no. You have to modify the hatch pattern definition and fill in the grey tile with densely spaced lines. But the whole pattern will get the same color, so if you want grey tiles, the other lines will be grey as well. Now Revit allows for a foreground and background pattern, but the background pattern is a Drafing pattern.
It is a custom hatch patten defined with Pyrevit extension, but the system is not accepting solid hatch or densely spaced lines. It needs to be a model patten to adjust the layout and minimize the tile cut pieces.

Filling in those solids in a hatch pattern can only be done using a dense line pattern and yes, that will impact performance. If Pyrevit won't do it, then you have to manually modify the pattern definition, which is just a text file.
There are numerous websites explaining how to create hatch patterns.
I've create the hatch using the old AutoCAD hatchmaker lisp plugin. See attached
