Is there a way to automatically calculate external surface area for each room? If not is there a way to calculate room wall surface area?

Use Roombook Extension come with Revit. It is under Quantity tab or something like that.

External??? Do you mean Internal? That is, calculate the total area of the wall surfaces enclosing the Room? If so, Roombook Extension can do that accurately and easily. If you do mean External, Roombook won't help you.

Does the Roombook differentiate between the indoor walls inside the building envelope and the inside surface of the external walls? Or does it simply put out a total area based purely on material finish ?
