Details

Good morning: I submitted plans for a permit and I have some comments from the city. I need to show these details:

-Show how the new dwelling will be separated from the existing dwelling adjacent and above the ADU by a one-hour separation, per CRC 302.2 and 302.4.

-Clarify the ceiling light types. If these are in a one-hour ceiling, how is the integrity of the ceiling is protected at recessed lights?

-Show how electrical outlets and plumbing are protected at membrane penetrations of rated walls and ceilings between dwellings.

-Exhaust fans are shown at the laundry and bathroom. Clarify if these are penetrating a one-hour separation.

-how soundproofing separation means between dwellings per Appendix K of the CRC

-Garages do not have a vapor barrier below the slabs that are required for living space. Provide a design alternative.

I need to find please a website where I can download typical details. Any suggestions please?

Thank you very much.

I am working on my NCARB towards my California Architect License,
if you think you can help me to complete my AXP, please let me know, I will really appreciate it. Thank you & Stay Wealthy, Happy, Healthy and Safe 🙂

Details??? I think they are messing with you.  See if they will take cash in lieu of Details.  😉

Seriously though, have you asked your plan checker directly about what they need shown on the Plans?   Maybe a note will suffice.

A design professional of record should be familiar with the local code and the project and needs to decide what to show and create 2D details.

you can google for typical details (often in dwg, or PDF) to use a s a starting point. but they may not necessarily meet the project requirements and at minimum will require editing.

Revit version: R2025.4
