Column boxing walls not bounding rooms, also room separation lines don't work

Hi All,

I am trying to remove the area of the column boxing from the room. The thin column boxing walls are set to room bounding and are at the same level and elevation as the room but they don't bound it. 

I also tried room separation lines but this didn't work either.

Are they Offset at Base? If so, adjust your Level's Computational Height - or don't offset.

Draw a Room separation line as shown below:

There is already a room separation line in that location. I think the problem I am having is it is below the minimum area.
