Black Boxes appearing in dimension text when Exporting PDF

I keep getting little black boxes around dimension text when I use the Replace with Text on linear dimensions and then Export to PDF.  I have tried using the Unicode to but it still doesn't work.  I need to dimensions to be blank for our customer.  I am not sure how to fix this.  Anyone have any ideas? I have attached a screenshot of the issue.

Are you using the native PDF export feature? Or a PDF printer?

I am exporting using the PDF Export function and not the Print to PDF. When using the Print to PDF it is fine but when exporting it has issues.
