Hello! I have a couple of questions regarding ANSI/BOMA 2010 z65.1.
1) How FLOOR SERVICE&AMENITY AREA should be divided when not all offices are occupied? Should it be divided among smaller amount of tenants (everyone will get a bigger part) or should it be unchanged?
2) It is said that Load Factor can be reduced up to market average, so there no exact lower bound of Load Factor coefficient (obviously it is higher than 1, but I mean if there any coefficient between 1 and Load Factor applicable to determine RENTABLE AREA)?
