The greyed-out tabs mean your Forma license isn't yet connected to a Hub — every project and site in Forma Site Design has to live inside a Hub, and each company works out of one shared Hub. Normally, the first person from a company to open Forma Site Design with an unconnected license is prompted to create that Hub. If you don't see that create-Hub prompt, it usually means someone else at your company has already set one up, and you'd need to ask them (or that Hub's admin) to invite you, or send a request from within Forma for them to approve.
