Workflow to remove ghost parcels

With the help of one of my coworkers we figured out how to get rid of ghost parcels from our template drawing. This work flow will also work for any drawings that have them as well but use caution. This workflow should only be used to get rid of ghost parcels only. If you delete parcels that you have created its all on you.
So here are the steps we used to get rid of those pesky ghost parcels.
1. Open your template/drawing in Civil 3D. Create a new layer called Delete Parcels or something that will be used for the ghost parcels. In model space type in QSELECT. Set the object type to Parcel and the operator to Select All. Click OK and this will select all the ghost parcels. You can then put these entities onto the layer your created earlier. Save and close your drawing.
2. Using straight AutoCAD open up the template/drawing that you previously had open. You will get a dialog box for proxy information. We left selected the button for Show proxy graphics and clicked OK. Once your drawing is open type in QSELECT. Set the Object type to ACAD_PROXY_ENTITY, for properties set it to Layer and the value to the layer you created earlier. This is the reason you want to choose a layer name that you know is specific to those ghost parcels. Click OK and this will select those entities on that layer only. You can then delete or erase those entities. Once you have done that Save and Close the template/drawing.
3. Open up the template/drawing in Civil 3D. Type QSELECT and you will find that you no longer have the option to select Parcels as they have been deleted.
So far we haven't had any issues getting rid of them this way. I hope this helps out.
