The problem is that the external reference is not actually "text". It just appears as text, usually very small, when the xref is not found.

I assume you followed the instructions by @imadHabash which work well but that you have this problem in multiple drawings.
The problem is finding the references since the xref itself cannot be found since it is nested inside an anoymous block.
Good rule: Never nest an xref inside a block in the current drawing. It probably happened with you used the command pasteblock rather than just paste. Don't use pasteblock when copy/pasting an xref from one drawing to another.
A non-programmatic solution would be to bedit your anonymous blocks (those whose names look garbled like A$C...). Use qselect to find the nested external reference. Once selected, delete it. You must delete it from the block definition or delete all insertions of the anonymous block and then purge it.
To avoid the problem in the future don't pasteblock with xref objects.
