'Ghost' lines and blocks

I have a drawing which I've been using since version 2014 and I'm now using 2017.

The problem is that when you zoom to extents in 2017, it zooms but leaves an empty space above the border, almost like there is something there but not visible.  When you select all, a load of lines, blocks, grips etc suddenly appear in this space....  So it has zoomed to extents of the whole drawing and not just the border.

Conversely, if I open this drawing in 2014 and zoom extents, it zooms to the border and not to this space even though these items are still in the drawing!!

There are no hidden or frozen layers.  I've tried purge, recover and audit but none of these automatically remove them.

Is there a function to identify these and remove them automatically?  Could this be corruption of the drawing database?

I have had to strip out most of the drawing itself due to it containing commercially sensitive information, but  you will see the border and if you select all then you will see the issue I'm having!!

the quick fix would be to ctrl+A then deselect everything you want to keep then hit delete. its not an overall fix but it works for the time being

Yes you're right there is hidden elements in your file . also i found many registered applications that must be deleted by Purge ( regapps ) command . the only way that i  found is to try ERASE >> ALL then keep the elements that you need by Shift + left mouse click .
