Attribute block text shows bold and broken for some text

Hi, I've got an Attribute block that I used for Elevation heights. It's got a visibility state and multi attributes. In some cases, I need to Xclip part of it when I've got dimensions that are close to one another. it seems this is the cause of the issue. - I guess I can adapt the block to incorporate this in the visibility states.. however, I just wanted to check if is this normal for Xcliping an attribute block which contains text? As I've never come across it until today.

The issue is the text when the PDF is exported (zoomed out it shows as bold) and zoomed in shows as the text is fragmented and not clean as per the rest. seems to affect multiple drawings and in different texts.

thanks

Tom

TTF type fonts at elevations other than Z=0 will do that, and this https://www.autodesk.com/support/technical/article/caas/sfdcarticles/sfdcarticles/Text-do-not-displa... and the many tips offered in the post https://forums.autodesk.com/t5/autocad-forum/blurred-line-when-export-pdf/td-p/9235761

SHX fonts don't have that problem if that's an option.
