Up and Down Stairs

The attached screenshot is the exact same U-shape stair copied and changed from Up to Down.  Elevation is set to 0 on both.  

The top riser doesn't line up

The turn doesn't line up

The landing doesn't line up

If I shift one  plan so these items line up....the risers DON'T.

Why does the exact same stair change shape when changed from up to down? It should remain exactly the same.  How do I fix this?

What does your section look like? Probably this below, find out, drawing stairs from only a plan is never a good way to solve a mystery

The attached screen snip show the Up and Down stairs side by side (Right view).  Lined up the top riser and the bottom flight is obviously different.  The only difference in Properties is Vertical Orientation.  It's the same stair.  They should be exactly the same.

You're missing the point.  There are two stair sections shown in the snip.  They are exactly the same except one has the vertical orientation UP and the other has vertical orientation DOWN.  I drew one, copied it and changed the orientation...so EXACTLY the same. 

The top flights line up and are the same.  But the lower flights do not.  The two red lines on the bottom nosing should be exactly the same (appear as one line).  In the down orientation the risers at the landing line up.  In the up orientation the risers at the landing are offset by about 7".  This is unacceptable.  Same stair should be the SAME regardless of Up or Down orientation.

Yes, the up and down orientations behave differently.  U-shaped stairs behave differently and have additional settings from other stair types.  The article below for has information that may be helpful.   Posting the article isn't really the best way to help as far as I'm concerned.  Please post a file and describe what you are trying to do.

Below is a display of two stacked stairs using the up orientation with the lower stair terminating at a landing.

"Yes, the up and down orientations behave differently."  Please explain this...there is no logic in that.  It is the same stair so should be the same regardless of vertical orientation.  I need the stair to show exactly the same on my first floor plan where the stair goes UP and the mezzanine floor plan where the stair goes DOWN.

The up or down orientation is used in combination with the constraints to determine the desired layout to the next level.  You may want to design a stair working from level 1 down to basement and then another from level 1 to level 2 which has a different vertical distance.

It sounds like you are drawing two separate stairs for the same function rather than displaying the same stair in separate plans.  Are your plans in different cad files or something different. Here are a couple of examples:

1. same file same tab separate paperspace viewports
2. same file separate tabs
3. same file, all in model space
4. same file one tab, one viewport (kind of the same as 3 really)
5. some combination of the above with plan xref’d into drawing.
6. copies of the stairs in the same plan using different display settings for each.
7. multiple cad files with plan xref’d and different display settings based on plan elevation.
8. project based constructs into separate cad files.

There are probably more ways than I can think of but based on the idea of one stair drawn up and one stair drawn down for a mezzanine plan, you could draw two separate stairs and display them differently.

We have a large building with a relatively small mezzanine so both main floor plan and mezzanine plan are in the same file.  We don't use constructs so main floor and upper floor plans are separate drawings in the same file.

The UP and DOWN views you show is what I expect, treads and risers are exactly lined up in each orientation and the same.  What I'm getting is the view here.  In the UP orientation the risers in one flight are offset from the other while in the DOWN orientation they line up.  The properties are exactly the same except for the Vertical and Horizontal orientations.

It shouldn't be complicated.  I want to draw a stair and when I change it's orientation I want it to show properly (up or down) and otherwise be THE SAME as the original.

The up and down orientation is not a "switch" for the "display" of stairs. In order to make them match in plan view, you will need to change the constraints which is not what you are trying to do. You want to display the same stair differently at the same level which really not in keeping with the way a model would be built.

A way to achieve this can be done using display overrides. If this is something you are going to do on a regular basis, I would recommend making styles that represent the up and down directions in plan.  That would be the "switch" for up and down displays for future work. I've attached a drawing so you can see the display overrides and constraint settings I used.
