SEAMS, for the love of god please help lol

Hello, I am using 3ds max 2024 and a UDIM workflow. I have these unusual seams that come up on flat surfaces, yes I have the floor split into 6 sections to maintain resolution in a game online, but along the seams there seems to be a bright line. I have tried adjusting padding, samples (currently at like 20,000) and I cannot get rid of it. 

 

I have attached images of the floor section, which has baked emissive maps that were baked in 3ds max 2024 as well.

It looks like the UV maps are not properly aligned/setup. Can you upload the floor along with texture map that goes on it? I'd like to look at it and see if I can find the problem.
