Question about uv map randomizing

I am making a bathroom visualization and I need to add a tiled texture to two of the walls.

One of the walls after tiling looks like this:

Is there any material editor node that would allow me to add a U offset on the middle row of the tiles, or more exactly offset every other row of tiles (for working on larger surfaces with the same texture)

The result i want to achieve (that I got by changing it from one 900/2600 plane to three 300/2600 planes and offsetting the Z of the UV Mapping gizmo by 30)

Is there some tool that would allow me to create such an offset automatically?

 

 

Also I'm not interested in working with procedural textures, since I need it to map an actual tile texture, and the pink/yellow tiles are just a placeholder to get better visual clarity.

If rows are separate objects you can use UVW Xform on those you want to shift.

UVW Xform works on sub-selection, so no "if".
