I am trying to load a family of a bathroom cabinet that hosts two other familys - sink and faucet. for some reason, before loading the faucet - the sink is showing in hidden line state in the building model it is loaded to. once I add the faucet family, you only see the faucet in the model (hidden line state).

I think you may have to correct your model a bit. I'm assuming that the first image is a wireframe view, which would show the sink. I imagine if you toggled to hidden line in the family you'll see the same condition as you are in the project. The reason: You need to create the void in you cabinet where the sink goes. Give that a shot and see if that resolves your issue.
I'm not quite understanding your workflow or family, so pardon me if this solution doesn't apply. Try drawing a named Ref. Plane, in the project, at the same elevation as the top of counter, and then loading and placing the family onto this work plane. One other thing you can do is to go to the family and check "Work Plane Hosted". If you want to post the family, I could probably figure it out pretty quickly.

Both the sink and faucet are already hosted on extrusions in each family. I tried deleting their host so they would become non hosted since only non-hosted components can become work plane-based families, but the extrusion seems to be locked and won't delete.
*I am new to Revit, sorry if I am missing out something basic here.
Your family has a mask covering the sink in plan view. Remove it or cut a hole in it.
The sink and faucet families are face based which is fine. Just simply remove the masking region like @barthbradley has suggested. It is more involved to cut a hole and constrained it properly to the dynamic location of the sink. You countertop extrusion is set to show on Plan view so you don't need the masking region anyways.
The sink family has a rectangle box and a true ellipse shape to present in Coarse scale detail. It looks confusing in Coarse scale detail. The ellipse sink is neither complex and nor highly detailed so I would just use it for all detail levels and eliminate the box.
Where is the mask exactly? is it in the faucet family? I can't seem to find it. Also - why is it that when I have only the sink loaded in to the cabinet family I can see it, but once the faucet is also loaded in the sink disappears?

Tab the edges of your countertop in the family (Plan View) until "Detail Items: Masking Region: Masking Region" shows, then delete it.
...actually, you only have one Detail Item in your family. Window around everything, filter out all but "Detail Items", and then delete.
