I would use an in-place model void set to cut the wall geometry to do something like that.
I'll use a Wall based or Face Based Family created with a Void with parameters and then loaded into Project . The advantage of this method is that you can use as multiple instances in the project.

It works here. By the way, the family does not flex properly to different wall thickness. You may need to look at that.
