Text notes missing after family loaded

I have a family loaded into file with two types: Circle and square. It works well, only missing text.

Text shows correctly in the family editor and visibility control for text works well too. Couldn't get what happened? Please help.

Text from 3D families isn't visible in the project environment. If you want to display text you will have to nest in a Generic Annotation family and link that to the text value

Geometry is floor clearance; size per code, FHA , ANSI or ADA. Text is the note exception to certain condition.  Notes on/off tied to geometry.

I forgot to mention the Generic Annotation family would have a label with a text parameter associated. That parameter gets mapped to the text value in the family.

While you can nested a generic annotation and associate the label with a parameter in the model family, I rather use a tag to tag it in project.  It gives the same information with much more flexibility in terms of label placement and orientation.

Personally I do it both ways. Have the label nested in with an instance toggle to turn it off. Most of the time it will be ok, the few instances it isn't I can then tag it. Saves alot of work having to place and move tags when it could be part of the element. If it mostly needs turned off then I rely on tagging and leave it off by default. Obviously every case is different.

The thing with embedding labels in the family is that they show in drawings that may not need them, e.g. smaller scaled key plans, and extra efforts needed to turn them off in such views.
