Surface area....of everything....EVERYTHING!

Yep, a newbie but thanks to a lot of the posts have been able to figure out a lot of my questions - Thanks!!

 

Project is an apartment complex that had a fire and we're reconstructing a small section from that, but having to do demo on a good size piece of it to clean up the soot and smoke odor for the residents to have a nice place to live again.  Per code, if we touch over 50% of the surfaces in the demo it has to be brought up to current code and given that this project was originally built in 1971 - that would be no small task.  Yes, this is a little bit of semantics but that 50% is of all the interior and exterior surfaces: walls, ceilings, floors, doors, windows, etc....EVERYTHING that is visible.  

 

I have my model built but I'm stuck on how to create a schedule of everything to calculate visible surface area?  I'm pretty sure it's possible, just not fluent enough with Revit for an elegant solution to make it relatively easy without a spreadsheet from hell to do the work for me.

You might need to read through the code again very carefully. If it is one building the usual intention of such code is to bring the entire building up to code when 50% of the overall building is affected by new work for whatever reason. The same logic is commonly applied (financially) when considering new construction versus renovation.

 

A multi-category schedule will lose the area/volume values for categories that have them. Multi-category schedules combine elements that don't have area with those that do and the query drops parameters off the list they don't all share.

 

As such you'll need to create separate schedules for each category and then assemble the results into another kind of report or at least use the result to help determine how closely your project meets the code's requirements.

What codes is it?  I thought the 50% is of the Renovated Floor Area versus Overall Floor Area.  It makes no senses asking for the area of visible surfaces.  And it also depends on the definition and scopes of Renovation - I don't think it would trigger upgrading a building to the current codes even if you repainted the entire building.

 

If it is how the code official interpreted the codes then I would go back and have a sit with him to clarify.

 

With that said, you can paint all the visible surfaces with an unique materials then use a multi category material take off and filter by this material.  It works for system families but will be more complicated for external families such as doors and windows, but it gives you a starting point.
