Subtracting one area from another to get the total remaining area in schedule

I am looking to set up a formula in an area schedule that will allow me to take the total area of a bldg, subtract one smaller area (non-A/C area) of that bldg and provide the remaining area (A/C area), and then allow me to show those totals separately in that area schedule. I'm trying to make this process more efficient without the need to manually type each area on each level of mt bldg, which I am doing currently. I would think that revit would has an easier way to gather this information, which I cant seem to put together. Any suggestions would be appreciated.

Two approaches:

Both, add a Yes/No parameter AC to the schedule, tick for AC areas.

1. filter the non AC areas out of the schedule using the filter AC equal Yes.
2. create a calculated value parameter, with a formula along this line : if ( [AC], Area, 0 ), meaning it will actual Area for AC areas, and show 0 for all non AC areas
