Schedule Phasing

I'm trying to create a room schedule that would contain all the families within the room including doors, windows, furniture, finishes, etc. but would cover all phasing (existing, new, and project completion) in one schedule so I can export out the cost of what was added during construction. Any suggestions?

Phasing can be set in Schedules as well as Views. 

...So you want it to be a Room Schedule? I don't see how. Rooms don't participate in Phasing. They only exist in the Phase they are created.
