Room Bounding walls not allowing for accurate Square Footage for GbXML Export

I'm Using Revit 2020, but have also tried 21 and 22. Using spaces to get windows and doors into other software via GbXML Export, and also need to get the total square footage of the home per floor and total.

Issue: Spaces do not go to the outside of the Room Bounding wall. The GbXML when exported does not accurately calculate total floor area to the outside of the wall which I need. Using Space Separation lines and setting the walls as not room bounding will cause the spaces to ignore hosted windows and doors. I need the area calculation from the space to include the entire are of the room bounding wall.

Is there a way to keep the Exterior walls Room Bounding while getting the spaces to completely consume the wall area so that it will accurately calculate the Square Footage to the outside limits?
