Is there a way to make the window or door element room bounding?
In my particular situation, the wall is significantly thicker than the door/window and for that reason the area calculated is lower than the actual, thus having incorrect data about the rentable area.

@ennujozlagam I have to make the wall not room bounding and than draw separation lines along the elements?
It would be a lot of work since, on the external wall I would need to draw separation lines on every door and than on the interior side of the wall in order to define the interior rooms.
If you need the Rentable area...why not use an Area Plan/Schedule. Area rules consider wall openings (ie: Windows/Doors) when they exist

Is this what you're referring to?
Looks like the Room Boundary is clipping a "Room Bounding" Soffit or Bulkhead above the View. What's the Computational Height for the Level? Zero?
Why don't you create an "alcove" by embedding a thinner wall into the thicker wall - one just wide enough to fit the window/door?
