I have a roof object that is created in the existing phase and demoed in the new construction phase.
In a 3D view with the phase & filter set to show it as demo, it displays properly.
In a plan view with the same phase settings it does not.
Other objects with the same creation & demo settings show properly as demo in both views.
I can't figure out why this one object isn't displaying properly.
No override graphics in view.

Is that the Roof? Or the Floor below it?
...maybe I'm misreading, but that element you're identifying as the roof (the grey one) in Plan View, doesn't look like the demo'd roof in the 3D View. The extents are slightly different.
They are the same object.
But I checked what you mentioned, the above/below.
For some reason, I don't recall why. Maybe there wasn't a reason.
But the associated level for that view was the ground floor instead of the top of roof parapet.
I made a new roof view based on the top of parapet level looking down at the whole roof. Now that eyebrow shows as I expected.
So it seems possibly like Revit doesn't always apply the phasing display qualities to things above the level the view is based upon.
Anyway, it fixed it for me.
