You've answered your own question. It's been a long standing steadfast rule of thumb to open files from the program that you want them open in. Especially when more than one version of the program is available.
Just to be clear, the educational version of Revit does not "watermark" projects. It used to print "bands" on the edges of the paper when printing from an educational version, but the banding was only placed there at the time of printing, the actual project never carried any kind of watermarking.

Nope. Never has been in Revit. Just the printing bands which are no longer there.
There is technically no difference between an educational license and a commercial license. We are depending on the good will of the students to use the software as intended "for education" and then buy the software once working commercially.
