realistic view only shows gray color

basically when I open a file, it's preview shows the real color, but it's all gray when it's opened. How to overcome? Thank you.

Try "Consistent Colors". It works? If yes, you must edit your materials.
If this doesn't work try changing phase filter to "Show Complete"

It might be your phase settings.

For example if you modeled the building in Existing phase and then you have your 3D view in "New Construction" and your phase filter on "Show All" it can give a result like this (using default templates).
