Problem with IFC Export - User defined property sets

Goodmorning, I have a problem with the IFC export setting (Revit 2018.3.1, 18.3.1.2 ). 

When I try to use the options for export an IFC with his property set, in the output file all the loadable familes (doors, windows, furnitures..) are missing the parameters mapped in the property set.

I try to use both options of "Export user defined property set" or "Export schedules as property set" 

Obviously for the first method i setted the txt file and in the second i created the relative schedule.

But in both ways what i have obteined was an IFC file with the correct Pset only for the system families (walls, floor, beams...) and I don't understand why. I have created the exports with standard IFC options.

I encountered this problem in italian version and also in the english version of Revit.

Any idea or suggestion about this kind of problem?

Can you share a screencast , screenshots, Revit file and a journal to test further?
