PDF printing issues - why is Revit not printing what I see on screen?

This is what I see on my Revit screen, notice the red marked area with the WHITE background.

And this is what I see from the printed PDF with VECTOR form. Notice how the white background is gone and is replaced by the room color theme. This is absolutely incorrect.

The printing setting is a standard A4 portrait with Adobe PDF printer. Settings are "presentation" level quality with vector setting. As follows:

Note that when I print with raster processing, this problem does not exist. However that is not an option for our client. I've tried using different qualities, same result. Please help, thank you!

Have you tried any other PDF printers?

Drafting is a breeze and Revit doesn't always work the way you think it should.

Yes I have tried Bullzip PDF printer and Microsoft print-to-PDF. Same result.

What are those 'white areas' made from? If you could attach an Sample model file I could test it and maybe find what is causing the issue.
